Make first impressions count. Without a doubt, a visually-appealing property attracts buyers who can't help but respond to the look and "feel" of the property.
Take time to prepare for showings by:
- Professionally clean carpets
- Remove unnecessary clutter
- Mow the lawn
- Weed flowerbeds
- Clean windows inside and out
- Paint, if needed, in a neutral color
- Remove unnecessary clutter from garage
- Oil squeaky doors
2. Scrub, dust and make repairs. Buyers will notice details. Small things can make a potential buyer walk away.
Just before a showing, remember to:
- Open all window coverings for natural light
- Clean tubs, toilets and showers and hang fresh towels
- Leave interior doors open
- Leave the lights on
- Put pets away
3. Listen to suggestions. When you prepare your home, don't rely solely on your own judgment. It's hard to be objective when you're the owner. I will have more professional tips on how to make your home as marketable as possible.
4. Take a whiff. Nothing turns a buyer away faster than an odd smell. Eliminate smoking, food and pet odors. And don't leave any clues. If potential buyers see a dog or an ashtray, they'll be on the lookout for smells and stains.
5. Let potential buyers "see" themselves in your home. Too many personal items may make buyers feel like they're intruding. Keep things neat, clean and simple. Put away your personal items such as family photos, medications, mail and valuables.
6. Get out of the house. When buyers view your home, they'll be more comfortable and spend more time if you're not there. If you must be present, be as unobtrusive as possible.
8. Stay unemotional during negotiations. Selling your home can be emotionally charged, but don't let that stand in the way of making a deal. Keep a business-like attitude during the process.
